This small house floor plan was designed as a vacation home or guest house, making the most of a small house plan. House character is expressed in continuing connection of interior and exterior spaces. The main living area has a higher ceiling which increases the volume of the space. Window positioning gives views in different site directions and brings continuing sunlight into the house. The master bedroom is located separately from the living area for privacy and comfort. The master suite is opened to the sundeck for outside activities. The second bedroom could be used as Den, Hobby Room, Home Office, etc. One of the main tasks of this tiny house was to have as much storage as possible which brings the ideas of build-in closet and the living room shelf-wall. House layout has great flexibility options and room areas could be extended to have more space if necessary.

    Although I wasn’t able to build this house due to budgetary constraints, the architect has been outstanding to work with and I highly recommend his work. He communicated with me about design changes and answered all my questions, even let me draw on screengrabs to show him what I wanted and would transform my ideas into real plans. He’s a true professional and passionate about great design.

    Here is an unvarnished look at the roadblocks that forced me to a buy and reno instead of building this beautiful house with additional basement on a sloping lot.

    #1) Builders. I submitted these plans to over a dozen builders and could only get 3 bids. All the bids were more than double what I had anticipated. Most builders want to make a cookie-cutter of their own plan on their own lot. Finally, I was able to get bids from Stonewood, Ridge Construction and Inspire Homes.

    #2) Custom build costs in Minnesota. Our codes are extremely strict and getting even more so. Googling will lead you to estimate that a custom build will cost around $260 – $400 per square foot depending on finishes and location in the US. If that were true, I’d have built this house. These online estimates are wildly inaccurate. This was the biggest problem, and very disappointing. I’m just trying to educate you. I do this because I care. I even found myself saying “go with the cheapest trimmings and max out the DIY…just get it standing” No go. Not even close.

    #3) Square Footage isn’t a key cost driver. This was tough to learn. The lower you go on space, the higher the cost per square foot, because the fixed costs alone are huge. This was another reason the other online estimates of cost per square foot ended up being useless. If you don’t know, now you know.

    So that was the reality for me. In another state, with less intense codes and weather, maybe you can build this beautiful house and let me come over and visit. I did hope to stand inside this building someday and hope it gets built. Modern architecture is where it’s at.

House is designed with timber stud wall structure. Can I use different wall structure?
Originally all house plans are designed with 6" exterior stud walls and 4" interior stud walls. All plans can be customized to use different walls structure such as Masonry, Log, Insulated Concrete Form (ICF), Structural Insulated Panel (SIP), etc.
Exterior walls are design with 2 x 6 inch studs, can I use 2 x 4 inch stud wall?
Yes, the wall structure is customizable and stud sizes can be modified upon request to meet your local building standards.

Does these plans comply with my local building codes?
All house plans are designed in accordance to the International Residential Code. Each country and state has its own building codes and regulations. In most cases, local codes don't alter house design. You would need to consult with local engineer or architect to make sure it complies with your local regulations.
Which format can I receive the drawings?
There are two types of drawing files - PDF and CAD.
PDF set allows you to make multiple copies of the plan drawings and send digital copies to everyone involved in the construction process. You can print the plan set locally if required paper version.
CAD set is Computer Aided Design files that allow you to make changes to the construction drawings with your local architect, designer or builder.
Which measurement units these drawings have?
All drawings have imperial units. However, drawing with metric units are also available upon request.

Modifications

What modifications can I make?
All houses are designed to be flexible and adaptable to different living needs. Some modification examples are listed below:
 
- Requesting a reverse house plan
- Redesigning kitchen, living room, bedrooms, bathrooms, garage etc.
- Change exterior design with different siding layout, materials and colors.
- Extending rooms and rearranging room layout.
- Adding or removing rooms.
- Changing foundation type to the basement.
- Custom house structure such as masonry, ICF, etc. or changing 2"x 6" framing to 2"x 4", 2"x 8", etc.
- Adding garage space for additional car or changing garage entry location.
- Changing, adding or removing doors and windows.
- Changing roof pitch or change roof type to gable, hip, flat, lean-to roof, etc.
- Adding a floor with new room layout design.
How much does it cost to make changes to the house plan?
Modification costs with examples are listed below. Once we receive your list of changes, the modification cost can be calculated accordingly. 

 

MINOR CHANGES

Cost $100 - $500
 

Example:

- Reverse house plan
- Minor layout redesign for kitchen, living room, bedrooms, bathrooms, etc.
- Change exterior design with different siding layout, materials and colors.
- Extending 1-2 rooms and rearranging room layout.
- Adding or removing 1-2 rooms (depending on complexity and square footage).
- Custom house structure such as masonry, ICF, etc. or changing 2"x 6" framing to 2"x 4", 2"x 8", etc.
- Adding garage space for additional car or changing garage entry location.
- Changing, adding or removing doors and windows.
- Changing roof pitch.
 
 

MEDIUM CHANGES

Cost $500 - $1000
 

Example:

- Redesigning kitchen, living room, bedrooms, bathrooms, etc. and rearranging room location in the floor plan.
- Change roof type to gable, hip, flat, lean-to roof, etc.
- House expansion with additional rooms (depending on complexity and additional square footage).
- Significant exterior changes with additional building massing design, different siding layout, materials and colors.
 
 

MAJOR CHANGES

Cost $1000 +
 

Example:

- Redesigning over 50% of the floor plan.
- Adding significant square footage.
- Adding a floor with new room layout design.
How many plan revisions are acceptable during modification process?
During house modification process there is no revision limit. Modification process continues until you are absolutely sure the house plan is for you and there is nothing else you would like to change.
Is it possible to get interior and exterior 3D images during modification process?
Yes, during modification process you will receive 2D drawings indicating your requested changes. Additionally, 3D images can be produced to show a spatial arrangement.
Is there a charge for modification quote?
Modification price estimate is free. Fill modification form describing your required changes and we will send you modification cost estimate within 24 hours.

How long does it take to modify the house?
Depending on your requirements, modification process can take between 1-4 weeks. Once you send modification request you will receive drawings indicating your changes within 48 hours. There is no modification revision limit. During the modification process for each additional change request, you will receive updated plan drawings indicating these changes.
Once modification process is finished, how long will I need to wait for the final drawings?
Generally, it takes up to 1 week to produce final plan set drawings. 
Can I still modify the plan after purchasing House Plan Set?
Yes, modifications are still available. You will not be required to pay the House Plan Set fee again, you will only pay additional modification fee.

General foundation design showing foundation layout with structural elements. There are three types of foundation to choose from: slab, crawl, and basement.

As in all building locations ground condition varies, your local structural engineer would need to approve foundation design and specify foundation structural elements.

Plumbing Plan

Shows the layout of plumbing fixtures with specifications.

Floor Plan

Indicates house layout with dimensioned walls, doors and windows.

Roof Construction Plan

Shows the layout and dimensions of the required roof structure such as rafters and beams. As show load requirement is different in each location your local structural engineer would need to approve and specify roof structural elements.

Roof Plan

Dimensioned roof layout indicating slopes, roof areas, chimneys, and decorative elements.

Sections

Elevations

Shows all sides of the house indicating building elements with its heights, specified materials, and all decorative elements.

Floor plan layout indicating locations of electrical elements such as lightning, switches, outlets, etc.

Indicates location and specifications for heating, ventilation and air conditioning.
