Functional aesthetics

Elegance and efficiency

The focus of this house plan was to create an aesthetically well-designed modern house which, at the same time, would be sustainable and energy-efficient with additional exterior wall insulation. The modern cabin style character is expressed through the seamless connection of interior and exterior spaces. The outside views flow in through the open floor plan and high ceiling helps fill each space with natural daylight. A spacious living room ties the whole house together, with the main fireplace serving as a sculptural focal point.

A balanced family home

The master suite is located separately from the rest of the bedrooms and entertaining spaces. The master bedroom has its own walk-in closet, bathroom, and a private master porch. The spacious kitchen is opened to the dining area and the great room, with an outside fireplace on the main porch, perfect for BBQs. All secondary zones, such as a utility room and storage, are located at the end of the house and can be easily extended to have more space.

Nature House

We purchased land with a view of the Appalachian Mountains and the Potomac River. We asked a local architect to design a plan for us to bring the outdoors inside. After months of meetings, it was clear we were not going to get our nature dream house. Disappointed and thousands of dollars poorer, we searched online. When I first saw the Truoba plan I knew it was right for us. The construction did not disappoint. We have gorgeous views from all windows. With the long axis of the living room, dining room, guest wing built on a basement foundation it brought the views into the treetops. With windows and doors on either side we get wonderful cross breezes. It wasn’t until July that we used our HVAC for cooling. Some who see it call it our treehouse, others our river house, others our mountain house. We call it wonderful. All our contract workers said the house fit the land like a glove. The house lends itself to entertaining. I can be in the kitchen but see everyone in the living room, dining room and the porch. I don’t feel isolated from our guests. Yet the master bedroom is off on its own wing giving us privacy when we want it, and our guests privacy when they want it. The rooms are not many, and they are not huge, but the vaulted ceilings give it a sense of expanse and openness. We are thrilled with our new home.

We built this home plan and absolutely love it! We did make several changes to the house floor plan, facade materials, decks, and porches, and added a 4'-6' crawl space. We loved that the floor plan lent itself to our individual tastes and needs. We added footage (3'-5')at the ends to enlarge the guest rooms and the Master bath. That was fine for us as we planned to downsize anyway. The very tall ceilings and clean lines make those rooms and others feel bigger than the floor area is. This was a challenge for our builder so I would suggest really vetting your builder to be sure she/he has experience with modern home-building and all techniques related therein.

I worked with them for around 3 months. They were very professional, timely, and easy to work with. I didn't change much because it was such a great layout. They did a great job working through details of the placement on the lot for the homeowners as well!!!! I worked on a remodel for a different project and dealing with local architects was much more expensive and difficult!! Can't say enough good things about them.

We liked the way it looked and we liked the kitchen being opened to the living room space and we liked that it had a home office. Also, liked that the roof sloped one way. This house design is very different from anything in our area. Everyone mentions how unique it is.

The construction drawing set must be approved by a local structural engineer, as of the different structural requirements in each county. Each location has different soil condition as well as snow, wind, etc. load requirements. Most of the county's building departments require to get a local structural engineer’s approval on house structure to obtain a building permit. After the engineer’s review, if there is a need to update construction drawing set, we would update the drawings with engineer's specifications for Free and will issue an updated drawing set.
